Interview Excerpt:
HomebuilderStocks.com: Do you anticipate rising interest rates to affect the housing sector?
Mr. Kasprzak:
This is an engrossing question because the accord
view has been that interest rates would-be rise this year, maybe by a lot, and that housing would-be slow, maybe by a lot. This has not occurred and underscores the peril that investors face once
basing finance
decisions, particularly on homebuilding stocks, on a forecast of interest rates. We believe interest rates would-be have to rise by 200-300 basis points to alter the housing market but the market would-be adjust. Housing demand is au fond driven by population growth and demographic trends, not interest rates, and these trends are remarkably
positive in our view.
HBS:
Is there any grouping inside
the sector that wish beat the rest?
Mr. Kasprzak:
While we have been generally optimistic
on the housing sector and homebuilding stocks due to their attractive valuations, we have likeable
the luxury sector quite a bit. Demographic trends actually dovetail nicely with rising demand in the luxury sector. The baby boom generation is deed older and earning much money, and their is a brobdingnagian intergenerational remove of wealth occurring that bodes well for demand in the luxury area.
