The only way for this method to really work is if the tenant is able to get financing in time to excercise their purchase option. How can you be sure the tenant will be able to fix their credit in time to satisfy the seller? I guess you could be like most investors and sit back hoping for the best.

If the tenant doesn't qualify I guess you could boot them out and find another tenant.What if you never find a tenant who is able to qualify for lending?

If you are unable to sell the property in time to excercise your option, the seller will be right back where he or she started. You just wasted their time; the property was supposed to be sold by now.

What a great reputation you will have as a real estate investor. I guarantee after you pull this stunt a couple times, no one will work with you again.

    Not only will your tenant take great care of your property, but they usaually will make improvements. You may also delegate certain maintainence tasks in thr contract.

    You will be selling your property to people who are looking to buy a home, but are unable to get financing. You are advertising "Rent to Own" with financing and credit repair available. This will set you aside from other properties for sale.

My whole intention is to hold my tenants hand through the entire lease option purchase with full intentions of getting them in to their new home. The majority of investors could care less if the tenants buy their property because they will just lease option the property to someone else.

It is my belief that if you really take care of the customer, they will tell everyone they know about their great experience. You are targeting people who have been trying to buy a home, but just don't quite have the credit score to do so. You are going to make the dream of owning their home come true.

You want to make their experience one they will share with others in the same situation. If you can accomplish the skills to achieve this, you will have more tenants looking to buy a house from you then you can deal with.

I will teach you how to purchase lease options without using your own credit or money, but at some point you will need to have good credit to increase your leverage and profits. You are also going to need to assist your tenant with fixing their credit as well. This will set you aside from other investors.
