E-book Title: How to Survive Foreclosure or Avoid it Altogether
Book Description:

Stop Foreclosure!
Or You Could Lose Much More Than Your House

Here are strategies that work from top experts - what to do and NOT to do so you can avoid foreclosure and cut your losses

Even with the new "Rescue/Bailout plan" and loan modification programs, the skyrocketing number of foreclosures will continue to devastate millions of people personally and financially. One in seven households are in default or foreclosure. But this pain and great loss does NOT have to happen to you.

Are you one of these homeowners:

  • I'm struggling to make my house payment every month or I'm already going into default or foreclosure. I don't know what to do and just wish it would go away...
  • I hear about so many people who stop foreclosure AND get incredibly low rates from a loan modification. I want one too, but I don't know exactly how to do it and don't want to blow my chances...
  • I wish I could prevent foreclosure, but I don't even care anymore. I want to walk away but I'm nervous that I could get into even more trouble - like the bank coming after me with a lawsuit for repayment or a big tax bill...

If you checked any one or more of the above concerns, then this article could be the one place you finally find help and real answers to prevent foreclosure. You really can stop foreclosure and move on.

Only if you know what to do during and after foreclosure will you avoid losing everything ... and diminish what could be a brutal blow to you and your family.

Believe me because I've helped so many people get out of foreclosure, especially through successful
loan modification, that you are certainly not alone in feeling the fear of foreclosure. The rising fears among homeowners who are facing hardship are creating a huge range of emotional problems, mental-health specialists say. Those include anxiety disorders, depression, and addictive behaviors, such as alcoholism and gambling. And, in a few cases, suicide.

Everyday, another household is on the brink of foreclosure. Why? A sudden loss of job or income ...
a mortgage that's no longer affordable ... drowning in high expenses ... needing to sell a house but can't ... injury or illness that resulted in big medical bills ... having rental or investment properties that are upside down ... buried in debt that's built-up over time.

All of these situations can easily put you in danger of foreclosure and change you and your family's life as you know it overnight.

There's no denying that anxious, sickening pit in your stomach. I know this feeling all too well because I've been there myself. It's incredibly confusing and painful when you're facing financial hardship that could lead to foreclosure.

Don't let fear and bad information get in your way to stop foreclosure and move on

Most people simply don't know what to do to prevent foreclosure or aren't sure about what they hear. They scour the internet for information and talk to every "expert" for solutions. Instantly there is information overload. It's usually conflicting and incomplete and makes trying to solve a foreclosure problem even more confusing.

Even if you're getting good advice now, there will be holes in that advice because it's only from one expert. What most people don't know is that you cannot - I repeat CANNOT - count on just one person for all the answers. Unfortunately, what you miss could cost you dearly later on.

With all this confusion and doubt - and so many scams out there - it's no wonder people stick their head in the sand and give up. But ... if you do this, I can absolutely promise you that you'll lose way more than you had to.

Often a foreclosure can cost you way more than just your house. One of all of these other problems can happen and end up being more painful and costly than the foreclosure itself!

  • Legal problems and future lawsuits...
  • Other creditors that come after you for repayment (like Home Owners Associations, your second mortgage lender, etc.)...
  • Great financial loss after draining your savings (and even IRA accounts) to stay afloat or pay for mortgage(s) you can't afford...
  • Fines, fees, and tax penalties that you weren't expecting...
  • Credit damage for years, and the spending limits of the credit cards you now have in your wallet being slashed to almost nothing or taken away...

The sad reality is that so many people lose everything in foreclosure only to later realize that they could have saved more - their house, money, credit - if they'd just known what to do.

Knowing what to do - and NOT to do - is your ticket out of foreclosure

When you're in danger of foreclosure, you have no time to sift through the massive amount of information out there. You have no room for bad advice.

In fact, if you've received a Notice of Default or Les Pendens, you now have very little time (about 90 days) to understand what's going on and solve your foreclosure problem as fast as possible. However, there are multiple ways to postpone foreclosure while you get strategies in place.

There are actually many ways there are to avoid foreclosure and even come out ahead ... such as with loan modification that could not only save you from losing your house, but make your payments so low, you save hundreds - even over a thousand - every month!

Sound too good to be true? It's absolutely true. In fact, I've succeeded in getting 100% of the modifications I've counseled people through.

Imagine a loan modification that gives you 2.5% for the first 5 years and 4.5% or 5% every year thereafter!

Wouldn't that make all the difference in your life today?

When you know the trick to filling out the paperwork and making your numbers jibe with the bank's requirements and formula for modification, you're more likely to get yours approved and save thousands every year with lower payments!

Who Am I - And Why Should You Believe Me?

My name is Elin Bullmann and I've been in your shoes ... dealing with foreclosure. In fact I've been through foreclosure firsthand, succeeded in many modifications, and short sales. i not only survived foreclosure, but avoided other foreclosures and losses I would have be dealt if I didn't have the right information and help.

The difference between me and many others who have faced foreclosure is that I worked side-by-side with a team top-notch experts. I was privy to invaluable information and advice that no one is telling you.

"I Wish I Had Your Advice Sooner"

In the time that I've helped so many people learn how they can avoid losses in their foreclosure situation, probably the most frequent comment I get is this:

"I wish I had your advice sooner so I could have tried more things that might have helped me avoid my foreclosure ... and gotten the advice of these experts instead of thinking there was nothing I could do. How I dealt with my foreclosure and the way things turned out could have been a lot different if only I would have had this information sooner."

When my husband, Ken, and I found ourselves facing foreclosure, we were way in over our head. We had no idea how to start deal with all the problems our hardship was causing. We were so distressed ... every day this nightmare was so real, yet it was so unreal, that we just couldn't function.

We needed help. But ... our realtor couldn't sell our primary home or our rental house ... our property manager couldn't rent it ... our mortgage broker couldn't refinance it, and so on it went with one person after another who we asked for a solution.

This was a scary realization - that almost every professional that helped us get in this situation could not help us get out! We felt so alone in such massive problems.

There was no way I was going down - I had worked too hard for what I was about to lose (savings, my house, my credit, my sanity!). That's what got me to shift my search for help. I knew someone out there had to know how to get me out of this!

Now after years of research and working directly with trustworthy experts on loan modification, short sale, tax, legal, and other strategies from experts who help people avoid foreclosure. About the experts

After I had documented every bit of the best advice this entire team had - telling me things that no one else would and wasn't written anywhere - I continue to this day to update the eBook every month after I check in with the latest information.

Together, these experts and I compiled all of legal, financial, tax, credit and information and strategies you need to stop foreclosure; plus all the forms, charts, timelines, and links to get even more help that you need when you're facing foreclosure. This is still the only resource that has all of the best in what to do and what not to do - in one place. It's in the form of an eBook (electronic book that can be instantly downloaded to your computer) so I can keep it up to date and add more and more information.

For example, did you know you're allowed to make some of your house payment but not all of it - and still keep your house? Attorneys don't even tell you this or explain how this can work.

In fact, there are many more viable strategies included which are contrary to what other experts and advisors may tell you. Even today, I am absolutely floored at what "experts" tell people to do - they leave out so much that could cost someone who is in danger of foreclosure so much.

I can't overemphasize the fact that the earlier you get the right information in your hands, the better - even months before you think you might not be able to make your mortgage payments.

No matter what situation you're in - even if you're one week away from your foreclosure date - there is still time to postpone your foreclosure and cut your losses.

WARNING: Don't Try to Solve Your Foreclosure Problem Without Reading This First!

This 220 page, easy-to-follow guide is designed so that it can be read and understood by the regular layperson. It's like having hand-held instruction every step of the way.

When you get this resource in your hands, you'll have hours and hours of advice and coaching from top experts ... worth thousands of dollars that getting this same advice would normally cost you.

No doubt, having this information takes the fear out of your situation because you'll no longer be dealing with the unknown ... it spells out exactly what you need to know and do for each strategy, including:

  • What foreclosure (loss) mitigation is and how it can turn your situation around. Find out if you qualify for these solutions and if not, what to do next. (see chapter 9)
  • What your best options are to try first, second, third, and so on. You'll be able to check off which ones might work for you and which ones won't until you find the solution that ends your foreclosure problems - saving you time and money (see chapters 11 and 12)
  • How to prepare for loan modification, fill out your financial worksheet and write your hardship letter so you don't talk yourself out of your own modification! How to increase your chances so you not only qualify for loan modification, but get in on record low rates. Plus, what to expect from your case manager, what to ask for, what NOT to do when you get approved, and why one common mistake can blow a modification offer you had in your hands in one split second.
  • The Making Home Affordable program and how to know if this is for you. How to apply and common issues? (see chapter 18)
  • How to get your lender to stop calling and harassing you day and night. You'll discover a little-known secret that forces them - by law -to stop calling you! I give you a template that you can simply copy and fax to your bank immediately. (see chapter 5)
  • What to do when your second mortgage lender threatens to foreclosure on your house. How to outsmart your second mortgage lender and determine your risk if you're trying to get rid of or stop paying your Home Equity Line of Credit or other second mortgage. (see chapter 12)
  • How to legally live in your house for up to a year or more - with no payments - while you work out a long-term solution. How to walk this fine line without getting yourself into more trouble. (see chapter 12-13)
  • The nuts and bolts of short sale and how you can increase your chances of using this option to avoid foreclosure by over 90%. You'll get the insider information and expert tips on what makes or breaks a short sale. Plus, find out how it won't cost you a dime to get help from the top experts in the country to work your short sale for you. (see chapter 12)
  • How to pay nothing if you choose to get help from people offering services such as foreclosure mitigation, loan modification, or short sale. Beware of companies charging high fees, or fees "equal to one month's mortgage payment" for these and other services. (all chapters)
  • Where to find trustworthy experts who can work on a solution to your foreclosure problems while you're at work - at reasonable or no out-of-pocket cost to you. (see chapter 16)
  • What kinds of scams are out there and how to recognize them so you'll avoid getting caught in one. Discover how scammers find you and what they really want from you so you can protect yourself. (see chapter 14)
  • When you may want to consider bankruptcy and how the process works. Learn the difference between Chapter 7 and Chapter 13 and if one could be the best solution in your situation. Discover a little-known provision in bankruptcy law that stops your foreclosure immediately, and a plan that can help you afford to stay in your house. (see chapters 11 & 12)
  • What legal issues you need to be concerned about, if your lender or any other creditor has the right to sue you, and when you do and don't have to repay if you foreclose or short sell. (see chapters 2 & 13)
  • What tax obligations you have if you foreclose, short sell, file bankruptcy, or choose other options. You'll not only know exactly what tax forms you'll need to file and when, I include them in the eBook so you can simply print and complete them with step-by-step instruction from a highly qualified tax strategist! (see chapters 13 and 18)
  • What new legislation and programs can help protect you and get you moving forward faster. I tell you if you'll qualify and if not, what to do next. (see chapter 13)
  • Why your loan payments doubled or even tripled. I explain what all those numbers in your loan documents really mean and how knowing these critical loan terms can save you from getting stuck in a bad loan ever again. (see chapter 6)
  • How to make sure you are getting the best loan and mortgage rates possible, and how to avoid being taken advantage of by jacked-up points and commissions you didn't even know to look for. This information applies more to normal market conditions, but is invaluable to know any time you take out a loan. (see chapter 6)
  • What you can do to keep your relationship intact during foreclosure and any other crisis you'll encounter in your life. (see chapter 8)
  • What to do when it's all over. How to repair your credit and ways you can rebuild your life faster ... so you and your family can move on and get back to normal more quickly. (see chapters 13, 19, & 20)
  • And so much more!
